We buy HMOs in Maidstone ourselves, and our investor clients are looking here too. Town centre, Fant and Upper Fant, near the stations and the hospital. Tired ones included. No portals, no board outside, no house buyers who don’t get it. Complete on your timeline. Four weeks or four months, you choose.

You bought it years ago and turned it into an HMO.
Back then it didn’t take much. A room, a lock on the door, some decent furniture. Tenants were happy and the rent came in.
It’s done its job for a long time.
But the rules have tightened. Licensing, fire safety, room sizes, energy ratings.
Tenants expect more than they used to, and the newer houses down the road are setting the bar.
Rates went up when the fix ended, and Section 24 took the rest.
Keeping up now means more money, more time and more of you.
That’s not a failure. The game’s changed, and you’ve already played your part.
Maidstone adopted its HMO planning guidance on 23rd July 2025. New HMOs that need planning can be refused where more than 10% of homes within 100m are already HMOs, or where they’d sandwich a family home.
Councillors have pushed for an Article 4 direction in Fant. If it comes in, even small new HMOs there will need planning. One more set of rules to keep up with.
Competition for good tenants is fierce. They expect en suites, fast wifi and a house that’s run properly, and they’ll move on if they don’t get it.
Section 21 ended on 1st May 2026, licensing is harder to get through, and the national landlord database is rolling out from late 2026 with an annual fee.
If you’ve had enough of keeping up, now’s a good time to sell. We’ve got buyers who want HMOs that are already licensed and running.
The people on Rightmove do want a house. Just not usually one with six tenants, a licence and a rent roll. Most want somewhere empty they can move straight into, or do up as their own home. And most agents don’t really understand HMOs, so you end up paying to show it to people who aren’t looking for what you’ve got.
Agent fees, and a sale that can drag on for months while the bills keep coming.
A board outside and strangers walking through their rooms. Some leave, and your cash flow takes the hit.
Most buyers on there want a family home, not a 6 bed with a licence and a rent roll.
A homeowner buyer may want it empty, so you’re left getting tenants out before you can complete.
Why show it to 100 people when only 10 of them want it? We go straight to the 10.

This isn’t about stealing your house. It’s about a fair price for the property as it stands today, in a deal that makes sense to you, at a speed that suits you.
Offers start from bricks and mortar value, with a premium where the condition, the licence and the rent roll earn one.
Agents often list high to win the instruction, then the price drops over months of viewings. A number on Rightmove isn’t money in your account.
Tenants stay in, unlicensed is fine, no works needed first, and you pick the completion date. Try getting all that from a homeowner buyer.
Get your own valuation and compare. We’ll talk you through exactly how we got to our number.
Fair price. Your timescale. Tenants in. A deal that actually works for you.
A fair number for it as it stands. No obligation.

Block of flatsClaremont GardensSurbitonWe do, and so do our investor clients. We’re based in Maidstone and we know the town street by street, so you won’t be explaining what an HMO is or why the licence matters.
Sell it to us or one of our investor clients, or keep it and let us manage it properly. Either way, you stop being the one taking the calls.
Your HMO licence, gas and electrical certificates, fire alarm and emergency lighting records, the EPC and your tenancy agreements. Missing a few? Tell us anyway. We’ve bought HMOs with gaps.
Around £750 a month for a typical room with bills included, with most between £670 and £800. En suite rooms go for about £60 more (SpareRoom snapshot, October 2026).
It depends on the house. Up to 6 bedrooms, a tired HMO that could easily go back to a family home is usually bought at bricks and mortar value. If serious money’s been spent, en suites, up to current regs and ready to go as an HMO, there should be a premium on top. From 7 bedrooms, valuers often treat it like a business: the yearly rent, less running costs of around 20 to 25%. That’s why a big HMO can be worth less than the agent down the road told you. Send us the rents and photos and we’ll give you a straight number.
No, a licence can’t be transferred. The buyer applies for their own. Our buyers know the drill and get the application in at completion, so the house stays covered and your tenants carry on as normal.
No. Our buyers want HMOs with tenants in. The rent keeps coming in right up to completion and your tenants carry on as normal.
As fast as you need, or as slow. Some sellers want it done in a few weeks, others want three months to sort their affairs. We work to your date, not ours.
Yes. No listing, no board, nothing on the portals. Your tenants won’t hear about it until a completion date is set.
No. It’s fee free. There’s no estate agent to pay, and we don’t market your property online.
A few quick taps. No long form.
