We’ve got the buyers
We buy HMOs ourselves, and our investor clients are looking for them too. Blocks of flats as well, tired ones included. No portals, no board outside, no house buyers who don’t get it. Complete on your timeline. Four weeks or four months, you choose.
- Fee free
- No estate agent
- Never marketed online
- Tenants told only at completion
- On your timescale
- Buyers who get HMOs

You built something that worked
You bought it years ago and turned it into an HMO.
Back then it didn’t take much. A room, a lock on the door, some decent furniture. Tenants were happy and the rent came in.
It’s done its job for a long time.
But the rules have tightened. Licensing, fire safety, room sizes, energy ratings.
Tenants expect more than they used to, and the newer houses down the road are setting the bar.
Rates went up when the fix ended, and Section 24 took the rest.
Keeping up now means more money, more time and more of you.
That’s not a failure. The game’s changed, and you’ve already played your part.
The market moved. The house didn’t
- 1
Built for a different time
A room, a lock and nice furniture was the standard. Shared bathrooms were normal and nobody asked about the EPC.
- 2
The rules got tighter
Licensing, fire safety, minimum room sizes and energy targets have all moved, and every one of them comes with a bill.
- 3
Tenants expect more
En suites, better kitchens, fast broadband, bills sorted. Older rooms cut their rent to compete.
- 4
Catching up isn’t cheap
An en suite runs to around £3,000 a room, and that’s only if you can get the plumbing to it. The tenant still has to move out while it’s done, so the room earns nothing.
- 5
Everyone gets paid but you
At today’s interest rates a 6 bed HMO just doesn’t stack up, and if you’re living off that income it’s a risky place to be. Then there’s always something. The lender, the council, the insurance renewal, the agent. A bill, an invoice, another bill. Some handymen now charge £80 to change a light bulb.
All that work, all that risk, for whatever’s left at the end of the month?
Sound familiar? Find out what our buyers would pay for yours.
Get an offerListing your HMO on the portals is like selling steaks at a vegan festival
The people on Rightmove do want a house. Just not usually one with six tenants, a licence and a rent roll. Most want somewhere empty they can move straight into, or do up as their own home. And most agents don’t really understand HMOs, so you end up paying to show it to people who aren’t looking for what you’ve got.
It costs you
Agent fees, and a sale that can drag on for months while the bills keep coming.
It spooks your tenants
A board outside and strangers walking through their rooms. Some leave, and your cash flow takes the hit.
Wrong crowd
Most buyers on there want a family home, not a 6 bed with a licence and a rent roll.
It might not stay an HMO
A homeowner buyer may want it empty, so you’re left getting tenants out before you can complete.
Why show it to 100 people when only 10 of them want it? We go straight to the 10.

A fair price, not a fire sale
This isn’t about stealing your house. It’s about a fair price for the property as it stands today, in a deal that makes sense to you, at a speed that suits you.
Priced on what it is
Offers start from bricks and mortar value, with a premium where the condition, the licence and the rent roll earn one.
An asking price isn’t a sale price
Agents often list high to win the instruction, then the price drops over months of viewings. A number on Rightmove isn’t money in your account.
The terms are worth money too
Tenants stay in, unlicensed is fine, no works needed first, and you pick the completion date. Try getting all that from a homeowner buyer.

Who buys HMOs in Kent?
We do, and so do our investor clients. We’re based in Maidstone and buy across Maidstone, Medway, Gravesend and North Kent, plus London, Surrey and Sussex. Our buyers already own HMOs, so nobody needs it explained, and there’s no portal or board outside.
Why are landlords selling their HMOs?
Higher mortgage rates, more licensing and paperwork, the Renters’ Rights Act, and plain tiredness after years of tenant calls. If that’s you, you’re not alone. Selling quietly to someone who gets HMOs is usually far easier than the portals.
How fast can you complete?
As fast as you need, or as slow. Some sellers want it done in a few weeks, others want three months to sort their affairs. We work to your date, not ours.
Do my tenants have to leave?
No. Our buyers want HMOs with tenants in. The rent keeps coming in right up to completion and your tenants carry on as normal.
Can the HMO licence transfer to the new owner?
No, a licence can’t be transferred. The buyer applies for their own. Our buyers know the drill and get the application in at completion, so the house stays covered and your tenants carry on as normal.
My property’s empty. Will you still buy it?
Yes. Empty, half full or fully let, it doesn’t change whether our buyers are interested. What matters is the licence and how long it’s been running as an HMO.
What are your buyers looking for?
Ideally licensed HMOs for 6 or more people, and blocks of flats. We’ll also look at unlicensed HMOs if they’ve been running as an HMO for a long time. Tired, dated or needing work is fine.
I’ve got single lets, not HMOs. Can you help?
Yes. We work with investors and local agents who buy single lets and small portfolios. Tell us what you’ve got and we’ll find the right buyer.
Is it confidential?
Yes. No listing, no board, nothing on the portals. Your tenants won’t hear about it until a completion date is set.
How much is my HMO worth?
It depends on the house. Up to 6 bedrooms, a tired HMO that could easily go back to a family home is usually bought at bricks and mortar value. If serious money’s been spent, en suites, up to current regs and ready to go as an HMO, there should be a premium on top. From 7 bedrooms, valuers often treat it like a business: the yearly rent, less running costs of around 20 to 25%. That’s why a big HMO can be worth less than the agent down the road told you. Send us the rents and photos and we’ll give you a straight number.
What price will I get?
Our offers start from bricks and mortar value, what it would be worth as a house. Where it’s in good condition, licensed and well let, there can be a premium on top. We’ll tell you straight on the call, no inflated numbers to get you in the door.
Do I pay any fees?
No. It’s fee free. There’s no estate agent to pay, and we don’t market your property online.
Will you speak to my tenants?
Not while you’re selling. Your tenants won’t hear the property’s for sale until a completion date is set. At that point we’ll go and see them, explain the house is changing hands and that they’ve got nothing to worry about. They stay in their home, everything carries on as normal, and the only thing that may change is who manages it.
What if I’d rather keep it and have it run properly?
Then we’ll show you what it could earn with proper management. Plenty of owners who call us to sell end up keeping it.
