The property market is evolving, and sustainability is becoming a key factor in the success of Houses in Multiple Occupation (HMOs).
As a landlord, investing in eco-friendly improvements can enhance tenant satisfaction, reduce energy costs, and future-proof your portfolio.
Kent’s HMO sector offers great opportunities for implementing green solutions that improve both environmental impact and financial returns.
Why Sustainability Matters for HMO Landlords in Kent
With increasing energy costs and stricter government regulations, sustainability is no longer optional – it’s a necessity.
HMOs, by their nature, consume more resources than single-family homes due to higher occupancy rates.
Implementing energy-efficient upgrades can:
- Reduce running costs for landlords
- Secure lower mortgage rates!
- Ensure compliance with evolving regulations
- Increase long-term property value
Here is what we are doing to our HMOs in works and in the pipeline:
1. Solar Panel Installation: Turning Sunlight into Savings
Solar energy is one of the most effective ways to cut energy bills and reduce carbon footprints.
While the initial investment may seem high, HMO landlords in Kent can benefit from:
- Reduced electricity costs: Generating power from solar panels lowers dependency on traditional energy providers.
- Government incentives: Schemes such as the Smart Export Guarantee (SEG) allow landlords to sell excess energy back to the grid.
Tip: If full solar installation isn’t feasible, consider solar-powered lighting for communal areas and gardens.
2. Thermal Insulation: Retaining Heat, Reducing Costs
Effective insulation significantly lowers heating expenses while creating a more comfortable living environment.
Upgrading your HMO’s insulation can:
- Prevent heat loss through walls, floors, and roof
- Reduce reliance on central heating, lowering energy bills
- Improve EPC (Energy Performance Certificate) ratings, and potentially secure cheaper lending!
Recommended insulation solutions:
- Loft insulation: Retains heat efficiently, especially in older buildings
- Cavity wall insulation: Helps maintain internal temperatures year-round
- Internal insulation to external walls: Prevents cold bridging and black mould too!
- Double or triple glazing: Reduces drafts and external noise pollution
Tip: Tenants appreciate warm homes and us landlords appreciate lower heating costs.
3. Smart Technology: Optimising Sustainability with Innovation
Integrating smart technology enhances both efficiency and tenant convenience.
Consider installing:
- Smart zonal thermostats: Enable tenants to control their own heating in their rooms efficiently, reducing waste.
- Motion-sensor lighting in communal areas: Automatically turns off when rooms are vacant, lowering electricity bills.
4. Heating HMOs & Air Source Heat Pumps
So, we went to a recent exhibition in London with the aim of putting this debate to bed.
We decided against air source heat pumps (for now) – but we aren’t moving on without taking note of the potential banning of the trusty boiler.
What we’re doing is installing larger (15mm) internally lagged plumbing for the heating and larger radiators. These are compatible with air source heat pumps and cost less to heat too, as the primary temperature is heated much lower!
So if the industry moves towards air source heat pumps on the whole, we can switch over to them without intrusive works later on.
Final Thoughts: Building a Greener & More Profitable HMO Portfolio in Kent
Sustainable upgrades have historically been something with no real benefit to an HMO landlord aside from ‘doing their bit’ for the environment.
However, we are seeing true results today by implementing the above: some of our 9 beds cost less to run than our 7 beds.
By implementing solar energy, thermal insulation, smart technology and future-proofing the heating set up, HMO investors in Kent can attract and keep high-quality tenants, reduce operational costs, and future-proof their portfolios.
